Operating out of both Austin, TX and Chicago, IL, Core Spaces employs a dedicated, skilled leadership team with significant experience in financing, acquiring, developing, and managing real estate projects.
Mr. Marc Lifshin is a company founder and a Managing Partner of Core Spaces.
Marc’s vision is to develop and manage real estate in multiple sectors that reinvents the environment where our tenants live and how they enjoy the spaces they call home. Marc steers company objectives by monitoring and evaluating the ever-changing market trends in multi-family housing, and by doing so, keeps Core a progressive industry leader. Marc also focuses on ensuring the company’s working environment encourages fun, success, responsibility, and the right amount of risk-taking.
Marc graduated from the University of Illinois with a Bachelor of Science in General Engineering and Minor in Business Administration. Post-degree, Marc worked for Vail Resorts and IKON before starting his own real estate development company, LG Development Group (LG). Through LG, a student-housing platform evolved, as did segmentation into the hospitality and conventional multi-family markets. These new divisions are now known today as Core Spaces.
Mr. Brian Neiswender is a company founder and a Managing Partner of Core Spaces.
Brian’s duties range from due diligence through construction to ensure the final product meets Core Spaces' unique vision. In addition, Mr. Neiswender handles project financing and investor reporting post construction.
Prior to Core Spaces, Mr. Neiswender was a founding member of a national real estate company that acquired and developed more than 3,500 units. In addition, he managed both new and renovation construction for the firm.
Mr. Neiswender is a University of Illinois graduate, with a Bachelor of Science degree in Finance.
Chief Development Officer
Mr. Eric Grimm is a partner and Chief Development Officer of Core Spaces. As the CDO, Mr. Grimm is responsible for implementing the company’s strategic vision of new development assets and value-add acquisitions by providing leadership and expertise to the Development Team. Mr. Grimm is involved in the development feasibility, financial analysis, due diligence, project design, entitlements, permitting and general contractor procurement of each new development. In addition, Mr. Grimm serves alongside the company’s COO as the chief liaison between the Development and Management teams. In that role, he is responsible for the seamless transition of each project from the development phase to operations and management.
Mr. Grimm has been with Core since the company’s inception and has developed over 1.5 million square feet of ground-up, mixed-use developments. Most notably, he was responsible for the development of two of Core’s award-winning communities, including the Hub on Campus located in Tempe, Arizona, as well as the Hub at Madison in Madison, Wisconsin. These two projects are widely considered the most acclaimed and desirable student housing assets in the country.
Mr. Grimm has a diverse background in the building industry with over a decade of experience in architecture, construction, and development. He has managed all phases of work, from site acquisition through project turnover on over $1 billion dollars in projects. Eric is a University of Illinois graduate with a Master's Degrees in Architecture and Civil Engineering.
Chief Operating Officer
Mr. Benjamin F. Modleski is a partner and COO of Core Spaces. He is responsible for the company's overall business operations, strategic planning, and new business development. Mr. Modleski has over 20 years of experience working with commercial, conventional multifamily, student housing, and mixed-use properties.
Mr. Modleski seeks to create a progressive environment with a focus on providing a well-balanced lifestyle for residents. Prior to joining Core Spaces, Mr. Modleski oversaw a highly successful national portfolio of nearly 3,500 units in 12 markets spread across 9 states. Mr. Modleski has also held management positions with several large property management companies. He has extensive experience in property acquisitions, major capital projects and renovations, new development, dining services, residential life services, financial analysis, human resources, and information systems.
Mr. Modleski is a graduate of Pennsylvania State University with a Bachelor of Science in Management and a focus in economics. He further received a Master’s degree in Business Administration in Technology Management from the University of Phoenix.
Chief Financial Officer
Mr. Barry Howard is a 10-year veteran of the real estate industry and is Chief Financial Officer of Core Spaces. Mr. Howard manages Core Spaces’ financial program, including financial reporting, debt and equity strategy and structure, internal auditing, and asset capital events and transactions.
Mr. Howard began his career at Accenture as a strategy consultant in the financial services sector. This consulting experience was leveraged to implement financial structure for over $500 million of real estate developments and $200 million of general contracting projects. Mr. Howard was a partner and CFO for LG Construction + Development in Chicago, and has been with Core Spaces since its inception.
Mr. Howard graduated from the University of Illinois at Urbana-Champaign with a Bachelor of Science in Engineering. Mr. Howard further received a Master in Business Administration in Entrepreneurial and Real Estate Management from Northwestern University’s Kellogg School of Management.
Director of Acquisitions
Mr. Tom Harrington's responsibilities involve the site identification and acquisition process for Core Spaces. Mr. Harrington is involved in market analysis, due diligence process and entitlement.
Since 1977, Mr. Harrington has served the commercial real estate needs of Champaign-Urbana and central Illinois. Tom's experience encompasses all aspects of commercial real estate including sales, leasing, property management, and development. In his career, Mr. Harrington has been personally involved in over $300 million in sales and leasing activities, and over $300 million in development projects involving land, office, residential subdivisions, retail, build-to-suits, multi-family and student housing.
Mr. Harrington previously served as CEO of The Devonshire Group. Comprised of 265 employees and 600 independent real estate agents, the company's annual revenues were in excess of $30 million. The Devonshire Group provided services such as commercial real estate brokerage, commercial leasing, site selection, and real estate development. The firm also offered services in residential real estate sales, mortgage services, civil engineering, environmental engineering and land surveying, architectural services, property maintenance, property construction management, and auction services.
Mr. Harrington currently serves as the CEO of Associated Capital Title, a title insurance and search service based in central Illinois. He is also highly active in commercial real estate brokerage and development, and currently involved in several student housing development projects.
Executive Vice President of Development
As Executive Vice President of Development, Chad Matesi is responsible for Core’s growth through the successful development of new assets and value-add acquisitions. As a part of Core’s leadership team, Chad works alongside other team leaders in evaluating new opportunities as well as overseeing the evolution of Core’s brands. Chad oversees all upfront development feasibility, financial analysis, due diligence, project design, entitlements, permitting, and general contractor procurement, while providing leadership to the development team throughout construction and project delivery.
Since joining Core in 2013, Matesi has guided many of its marquee developments most notably the award-winning Hub on Campus Tucson and Hub on Campus Eugene. Currently, Chad is spearheading Core’s full block development in Portland, Oregon, a 27-story mixed-use tower in Minneapolis, Minnesota and a new student housing asset at the University of Washington in Seattle, totaling over 1 million square feet of new ground up development.
Over the years, Mr. Matesi has managed over $350 million in project value and 1.4 million square feet of new construction and renovation work across a broad spectrum of product types including education, convention, recreation, office, single and multi-family residential.
Mr. Chad Matesi graduated from the University of Illinois with a Masters of Architecture with a concentration in Construction Management & Real Estate Finance. Mr. Matesi has spent time over the past years serving on the Urban Land Institute - Young Leaders Board, the Young Real Estate Professionals Board, the Harold E. Eisenberg Foundation Associate Board, and the Illinois Real Estate Alumni Forum.
Senior Vice President of Finance
Mr. Scott Stager is Senior Vice President of Finance and manages financial operations, develops & implements financial policies and strategies, analyzes performance and makes decisions about budgeting, investment and expansion. Additionally, Mr. Stager assists in the due diligence processes of new potential developments and acquisitions.
Mr. Stager has nearly a decade of experience exclusively in property management and operations. Prior to joining Core Spaces, Mr. Stager held management positions with several large national property management companies. He has extensive experience in site accounting, management and training, operational budgeting, due diligence, and financial analysis and modeling.
Mr. Stager is a graduate of The University of Texas at Austin with a Bachelor of Science in Corporate Communications. He further received a Master in Business Administration in Finance from St. Edward's University.
Chief Investment Officer
As CIO of Core Spaces, Andrew Wiedner is responsible for identifying and evaluating new development and acquisition opportunities for the company. His role includes site selection, due diligence, analyzing the company’s investment strategy, and managing debt and equity relationships.
Prior to joining Core Spaces, Andrew spent 13 years sourcing debt and equity for a broad-reaching client base, ranging from small family shops to billion-dollar pension funds. In his mortgage banking role, Andrew arranged more than $3 billion of financing for all property types, including office buildings, shopping centers, student housing developments, single-tenant buildings, hotels, industrial warehouses and land development.
Andrew graduated from the University of Illinois with a Bachelor’s degree in Finance and minor in Italian. He is currently the President of the Illini Real Estate Forum and Chairman of the Memory Rock Committee benefiting the Alzheimer’s Association.
Jeffrey Friedman serves as General Counsel for Core Spaces and is responsible for overseeing the legal aspects of Core Spaces’ business and investments.
Prior to joining Core Spaces, Mr. Friedman was a partner in Fox Rothschild’s corporate practice, and he continues as Counsel to the law firm. Mr. Friedman advises clients on legal and business issues, including capital structure, transaction strategy, corporate governance, strategic planning and real estate investments. In addition to structuring and representing private equity funds, he has counseled companies through all stages of growth, including negotiating and consummating asset and stock acquisitions, dispositions, mergers and joint ventures.
Mr. Friedman received his Bachelor of Arts degree with a double major in economics and studies in religion from the University of Michigan, and his Juris Doctor from Chicago-Kent College of Law. In addition, he holds an LL.M (Master of Laws) in taxation from NYU School of Law and a Masters in Business Administration in finance from the Stuart School of Business.
Chief Design Director
As Director of Development, Mitch is responsible for ensuring new developments and acquisitions adhere to Core's programmatic, qualitative and financial objectives. This includes site identification, market research, feasibility analysis and underwriting, project programming and design, budgeting and scheduling, as well as project management and delivery.
Mr. Dalton graduated from DePaul University with a Bachelor's in Economics and Real Estate Finance, as well as an M.B.A. in Real Estate Finance and Investment.
Senior Development Manager
Mr. Tim Johns is a Senior Development Manager and is involved all aspects of Core Spaces' developments from due diligence and entitlement to design and construction. Mr. Johns has worked in construction project management and capital projects consulting since 2004. He has been involved in projects ranging from multifamily and hospitality developments to world class industrial plants and infrastructure projects for Fortune 500 companies and government entities in excess of $2 billion. Mr. Johns brings his knowledge of designing and implementing industry leading project management processes, and cost and schedule controls to the Core Spaces team.
Mr. Johns has a Bachelor of Science degree in General Engineering from the University of Illinois, and is a LEED Accredited professional with the U.S. Green Building Council.
Senior Development Manager
Mr. Neil Bossard is a Senior Development Manager and is one of Core’s project leads responsible for the successful delivery of projects by coordinating the team of design and construction professionals from pre-construction through project turnover. His primary focus is controlling the quality, time, and financial goals of the project. Mr. Bossard has been a construction manager since 2003, and has worked from start to finish on over 2.5 million square feet of high-end commercial, ground-up, and tenant interior renovation projects.
Mr. Bossard has a Bachelor's degree in Civil Engineering from the University of Illinois with a primary focus on Construction Management and Structural Engineering.
Senior Development Manager
In his role as a Senior Development Manager, Mark Goehausen is a project lead responsible for helping to deliver Core Spaces’ development projects from underwriting and due diligence through entitlement, design, and construction. Mr. Goehausen has worked in real estate development since 2006, having previously focused on retail assets at General Growth Properties and urban mixed-use assets at The JBG Companies.
Mr. Goehausen has a Bachelor’s degree in business management from Boston College and a Masters in Business Administration from the University of Notre Dame.
Senior Development Manager
Dan Floberg is a Senior Development Manager for Core Spaces and responsible for the successful delivery of projects from the initial entitlements phase through design, construction and project delivery. Mr. Floberg has been working in Real Estate since 2005 when he became involved in the pre-construction sales of townhomes and condominiums in Vail, CO. Most of Mr. Floberg’s career has been working on major retail expansions and renovations of super-regional shopping malls across the country for General Growth Properties. Mr. Floberg has also had the opportunity to work abroad in Dubai, UAE for Nakheel, the master property developer most well known for their palm and world-shaped island developments in Dubai. His experience during these ten years of domestic and international retail development includes initial feasibility analysis, cost budgeting, project scheduling, design, tenant coordination and construction management.
Mr. Floberg graduated from Lehigh University with a Bachelor’s in Economics and earned his Masters of Real Estate from the University of Illinois – Chicago, concentrating in Real Estate Finance and Urban Planning.
As one of Core’s Development Managers, Nick VanderVoort is responsible for successful project delivery through due diligence, pre-construction, construction, and project turnover. He has worked in the construction industry since 2007, providing project management, owner’s representative, and consulting services for projects in North America, ranging from $300,000 to $2.5 billion. Mr. VanderVoort has experience building a variety of projects including university and institutional facilities, industrial plants, hospitals, and infrastructure projects.
Nick graduated from the University of Tennessee with a Bachelor of Science degree in Civil Engineering, and is a LEED Accredited Professional with the U.S. Green Building Council.
Mr. Joe Gatto is a part of the acquisitions team that is responsible for sourcing development and value-add opportunities of land and underperforming assets. Mr. Gatto is involved in all aspects of the acquisitions process from site identification and underwriting through due diligence and entitlement.
Prior to joining Core Spaces, Mr. Gatto gained broad experience as a broker in all aspects of commercial real estate including leasing, investment sales, and land sales. In his career, Mr. Gatto was involved in over 90 transactions totaling over 1,600,000 SF.
Mr. Gatto graduated from DePaul University with a Bachelor’s in Real Estate Finance.
Director of New Business
Ms. Melissa Flath is Director of New Business for Core Spaces Management. She is responsible for market research, planning, organization, and aids in overseeing new developments and acquisitions during the initial lease-up and subsequent transition to the operations management team. Ms. Flath has 7 years’ experience working with the senior management of Core Spaces, and has successfully overseen the initial lease-up of over 2000 beds for the company. Ms. Flath’s specialties include leasing, marketing, market research, strategic planning, on-site accounting, auditing and property operations.
Ms. Flath graduated from the University of Texas at Austin with a Bachelor of Science in Public Relations.
Vice President of Property Management
Dale Callison is Vice President of Property Management for Core Spaces and oversees the Core Spaces operating portfolio. Mr. Callison’s responsibilities include business operations, facilities maintenance, marketing and leasing, residence life, and providing support for all on-site staff and regional managers in the portfolio.
Mr. Callison has over a decade of property management experience and has a thorough background in capital projects, facilities management, renovations, new development, resident life services, turnover processes, contract negotiation, and on-site operations. Mr. Callison is committed to developing teams and processes utilizing a customer-centered approach while monitoring expenses and income growth to ensure both are in line with short and long-term goals.
Mr. Callison graduated from the University of Texas at Austin with a B.A. in Economics.
Vice President of New Business
Mr. Jerry “Chip” Schell is Vice President of New Business at Core Spaces. He is responsible for overseeing the staffing, leasing, marketing, and successful opening of new developments, as well as overseeing the transition and renovation of new acquisitions. Mr. Schell has spent his entire 35+ year career in property management, working in all facets of conventional multifamily and student housing, but with broad experience in commercial and mixed-use properties as well. The last 17 of those years were spent in the executive management of student housing at two of the largest student housing management companies in the US.
Prior to joining Core Spaces, Mr. Schell oversaw portfolios of both owned and third-party managed assets in over fifty markets nationwide. He has been involved with many new construction projects across the country and dozens more new acquisitions. Mr. Schell recognizes the crucial role that strong site teams play in the success of properties, and has enhanced both property and company successes through development and support of strong teams, implementation of policies and standard operating procedures, and recognition and development of top talent.
Mr. Schell holds a Bachelor of Science from the University of Texas at Austin, as well as an active Texas Real Estate Broker's License. He has served on committees and boards of the Austin Apartment Association and BOMA Austin.
Tyrel Hullum works as the Acquisitions Specialist within the Core Spaces’ corporate office. His position requires the oversight and management of all Core Spaces’ newly acquired operating assets. Mr. Hullum is directly involved in the due diligence process, budgeting, new purchase lease-up, construction oversight and staffing transitions.
For the past 8 years, Mr. Hullum managed student housing residences with more than 8,000 beds in multiple markets, and assisted in opening newly constructed student housing communities with over 3,000 beds. Using his experience in project management, on-site operations, facilities management, troubled asset management, turnover and customer service, he continues to expand the Core Spaces acquisitions portfolio.
Mr. Hullum graduated from the University of Texas at Austin with a B.S. in Neurobiology.
Nandra Jackson is a Regional Property Manager with responsibilities that include the oversite of operations and facilities management for Core Spaces’ Southeastern portfolio. Mrs. Jackson has more than 25 years’ experience working with and overseeing a wide variety of housing communities. Mrs. Jackson began her career in real estate as a leasing consultant and then quickly moved into management roles, earning her a thorough background in leasing, new construction, renovations, human resources, financial performance, marketing and ongoing facility management.
Prior to Mrs. Jackson joining Core Spaces, she served as a Regional Property Manager for a large multifamily organization in Valdosta, GA where she oversaw a portfolio a 2100 units in Mississippi. Mrs. Jackson understands the importance of meeting financial and facilitative goals while delicately managing the properties teams and creating an atmosphere of excitement and positive support.
Mrs. Jackson graduated from Mississippi University for Women with a Bachelor of Science in English and received her Accredited Residential Manager (ARM) designation from the Institute of Real Estate Management.
New Business Specialist
Ms. Meghan McAlpine is a New Business Specialist for Core Spaces. She is responsible for providing leasing, marketing, and operational support to Core Spaces’ growing portfolio with a specific focus on upcoming markets. While supporting and coaching on-site staff, she ensures all leasing and marketing activities are congruent and adhere to Core Spaces’ brand guidelines as well as ensuring the properties remain creatively ambitious among the market. Ms. McAlpine began her career in student housing as a Community Assistant at Hub on Campus Columbia and has held expanding roles ever since.
Ms. McAlpine graduated from the University of South Carolina with a Bachelor of Science in Public Relations and minor in Merchandising.
Information Systems Manager
Mr. Samuel Choi is the Information Systems Manager of Core Spaces/Core Campus Management and oversees the Operational Software, Entrata, at the Micro and Macro level. Other responsibilities include in house support management, onsite/webinar trainings, data auditing, creation of standard operating procedures, and software implementation of New Developments and Acquisitions.
Mr. Choi has a wealth of knowledge in the student housing industry’s operational and software procedures, and always strives to improve system fluidity. Prior to joining Core Spaces, Mr. Choi has held positions with large student housing companies with a projectized focused role as a Project Manager and Software Business Partner. Mr. Choi has extensive experience in Project Management, Training, System Implementations, and Software Support.
Mr. Choi is a graduate of Texas A&M University with a Bachelor of Science in Chemistry and minors in Mathematics and Biology.
Marketing Research Assistant
Ms. Sarah Jones holds the position of Marketing Research Assistant with Core Spaces. In this role, she is responsible for market research and data analysis and verification for both potential and existing CORE markets. Her thorough analysis of national and individual market trends aids management in executive decision making and site selection. From immediate, primary research to more in-depth report writing, Ms. Jones supports the organization’s rapid growth.
Ms. Jones graduated from James Madison University in Virginia with a Bachelor of Business Administration in Marketing with a minor in Spanish. Her previous work experience was in the senior housing industry.
